Core Competencies

Critical Thinker/Problem Solver
I solve problems systematically and am always looking for ways to acquire knowledge and improve my theories.  Logical and rational, while still being able to think outside the box.

Prudent
I am careful to do thorough research to be certain that my decisions are based on all of the information available.  I consider future possibilities and all options when making decisions.  I don’t make decisions lightly, I respect the power one choice can make.
I’ve made choices for my life that others thought foolish or careless, such as the choice to give up everything to travel full time.  Though, those close to me knew I am not one to rush into anything (especially such a huge life event) without careful consideration and so they found peace-of-mind in my prudence.  (And of course, it was the leap that ended up bringing the most joy and success into my life!)

Confident in Decision Making
My critical thinking skills naturally lead to me being decisive.  This is not to say I am unwavering once a decision is made however, I will not ruminate once decided, but I will keep an open mind and adjust if a better course of action presents itself.  Flexibility is key.

Highly Organized
Organization has been the cornerstone of my life for as far back as I can recall; my favorite homebound activity growing up was ripping apart and reorganizing my bedroom closet.  As an adult I take pride in my organized life, I can retrieve any photos from any time in the matter of seconds, I conduct an annual life audit, quarterly/monthly/weekly goal review and execution, all doctor visits are recorded and receipts filed for HSA accounting.  My home is free of clutter and highly organized in every space.  Whether it be physical or digital, I thrive on organization and it brings me great joy to bring order to chaos.
In my EM roles I typically begin without a starting point, I make a point to learn everything about the estate and property so I can create a comprehensive manual.  Every contact, maintenance log, employee duty, household inventory and shopping lists, shared passwords, and more are clearly compiled into a digital reference that can be easily accessed by those with clearance.

Preceptive/Socially Intelligent/Empathetic
I am not only self-aware, but I am attuned to how others may feel or what they may need in different situations.  I am empathetic on all levels (cognitively, emotionally, and compassionately) which, I believe, is what makes me successful in difficult areas, such as rent collections.  I have received a fair share of Thank You cards from tenants whom I’ve had to evict; despite making them move out, they have thanked me for my understanding and my effort to help.
I can read a room and exhibit the proper mode of action.  When I was younger, I thought this chameleon-like way of behavior was “losing myself” but as I’ve grown, I realize that I am able to remain true to myself while being compassionate to others in the way that they need.  Perception is not only beneficial for situational awareness, but it also leads to my keen eye for detail – I look up! My field of vision is not fixed.

Trustworthy
Obviously, this is one area where references speak volumes over anything I could say about myself.  Integrity is a quality I hold in high esteem and I value the trust that others have in me.
As a bookkeeper/admin I would work early in the morning, alone in the building; I was responsible for reconciling tens of thousands of dollars of cash without any supervision.  I’ve held numerous positions since my early 20’s where I would run the cash deposits.  In my PM positions, I carried the Master key to all apartments.  In my EM positions I have full access to my Employer’s estate and more often than not, I am alone on the property. I’ve been entrusted with company credit cards with hardly any oversight.  I do not lie, cheat, or steal; my integrity is worth more to me than any monetary value.  My character is with me at all times, not just when others are watching.

Dedicated/Reliable & Responsible Self-Starter
As a single female with no children, being dedicated to the important things in my life is what living is all about, otherwise, what’s the purpose?  My job, my 12-category life, these are the things that I live for.  I live intentionally, I do not take jobs that do not fulfil me – to me, dedication and fulfillment is an infinite loop.  In almost every position I’ve ever held I’ve been self-managed; my Employers have always been able to rely on me to recognize what needs to be done, and to accomplish it without supervision.  Opening & closing restaurants, maintaining budgets, working from the road – I am always doing what I should be doing when it should be done.

Exceptional Work Ethic
Self-motivated, disciplined, and work well without supervision, but also a cooperative and motivating team member.  I work at a fast, but deliberate pace; I thrive on efficiency and productivity.

Intuitive/Anticipates Needs
Because I am perceptive and tuned-in, I am usually able to anticipate the needs of those around me.   I find joy in being there when needed and easing the burden of others.  I am able to see the forest through the trees which allows me to identify what is on the horizon, and my instinctual planning mind is always preparing for what’s next.

Solutions Oriented
My first priority is to solve the problem, not to place blame. However, once the problem has been solved, I will look at how it was created and address the source in order to prevent it from happening again.

Professional & Discreet
It is important to me that I am considered competent and creditable, and so I carry myself in such a manner.  I know my stuff, have ethics, etiquette and poise.  Discretion is a natural element of this.
It is difficult to give examples of confidentiality in past positions without revealing private information, but there have been times in multiple positions where I have had to protect my Employer’s privacy in a matter of law.
– Early in my career, I worked for a man who apparently lived a double life, when he suddenly fell into a coma (which lasted 2 weeks) I was surprised to find myself in the center of his personal affairs.  Despite having different parties insist that they were now in control, and requesting access to the business finances, signature stamp, vehicles, etc., I held my ground and did what I thought was in the best interest of my Employer.  I maintained the business on my own without giving in to outside sources, or revealing any info that I had about my Employer’s personal business.  I contacted my Employer’s attorney and conducted business as usual.
I am a dedicated employee and my Employer’s privacy is of utmost importance to me.

Cost Conscious/Resourceful
My favorite game is saving money.  When starting at any new job I will review service accounts and see where costs can be cut without sacrificing quality.

-Armory: Saved $60k/year on lead certs
-Gem: $20k/year in renegotiated trash contracts.  $16k/year in rent collections
-Fleming’s: $20k/year in trash.  $17k/year in revised staffing.  $3k/year by initiating supply budget
-Rancho Tres Hermanas: Improved record keeping to utilize warranties that had previously been ignored. Managed holiday inventory to allow purchases to be made after the holiday saving hundreds on gift-wrapping supplies.  Renegotiated tree services for superior results for less, restructured service to include a much less expensive provider to do trimming, saving thousands/year.

Cross-functional Strategizing
When each team member has an idea of the priorities of the other members it forms a cohesive unit; we’re all working towards the same goal despite being in different departments.  I am better able to serve the housekeeper when I know their pain points.  For example, if I know they are having a problem in a particular area I can seize opportunity to help when I spot a new product at the store.  What this doesn’t mean is two people doing the same work, or doing the work of their coworkers.  It is more about communication and understanding and forming an efficient team, aware of one another’s place in the grand scheme of the whole.
